The safety of any personnel accessing flat roofs for maintenance or inspection purposes is of utmost importance. That is why Bauder works with carefully selected partners to ensure delivery of reliable and robust fall protection mechanisms installed only by operatives with the necessary training to keep everyone safe and guarantee the integrity of the roof.

A compliant, recognised, and compatible fall protection system is important and that is why we only endorse and specify these two manufacturer’s fall protection systems, MSA Latchways or SFS Fall Protection, on Bauder roofs. Specifically, their systems identified here are those that feature within our Bauder guarantee for the attachment of the Bauder waterproofing to the base plates. The posts themselves have warranties from MSA Latchways or SFS.

There are two key differences for fall protection when a harness related system is employed; work restraint and fall arrest. Work restraint systems are the safest method of horizontal lifeline system design and prevent the user from nearing the edge of the roof removing the possibility of a fall occurring. Fall arrest systems will not prevent a fall from height but are designed to ‘limit the consequences of a fall should it occur’.

When a work restraint system cannot be feasibly offered, a fall arrest system can then be considered.

MSA Latchways Constant Force Post Horizontal Lifeline System

The Latchways Man-Safe Constant Force Post system is a fall protection system installed once the waterproofing is complete and is approved for use within some of our Bauder waterproofing systems.

SFS Fall Protection SOTER II

The Horizontal Lifeline System from SFS is fitted to the roof and uses shock-absorbing technology to spread and dissipate the shock load of a multi or single-user fall, protecting both users and the roof structure.

Installation

Both the above systems are fixed through the waterproofing and into the deck construction. This will be carried out by the MSA or SFS approved installer whilst the waterproofing of the post is performed by a Bauder Approved Contractor.  This unison of expertise is required to comply with the Bauder guarantee. 

Bauder policy regarding the use of “retro-fitted” fall protection systems

We advise clients that the Latchways or SFS products listed above are the only fall protection systems of this type that we endorse for use with Bauder systems.

The Bauder guarantee covers the attachment of the Bauder waterproofing to the Latchways or SFS SOTER II baseplates, not the posts themselves. 

The installation of the base plates by the MSA or SFS Registered/Recognised Installer must be carried out in the presence of the Bauder Approved Contractor in order to maintain the waterproofing integrity. The waterproofing to the base plate is to be carried out by the Bauder Approved Contractor immediately after installation of the base plate in strict accordance with Bauder instructions and the Bauder detail drawing(s).

If alternative fall protection systems of this type are used with Bauder membranes, Bauder will not guarantee the fixing and attachment of our membranes to the post.

Other systems may be used, however, the liability for determining the fit-for-purpose performance of other systems is the responsibility of others.
