Synopsis

The M&G Building located in Stirling, Scotland, is a new build development at Kildean Business Park, which is delivered by Stirling Development Agency, a 50:50 joint venture partnership between Stirling Council and Cromwell Property Group. The park is capable of delivering more than 400,000 sq ft of bespoke Grade A office spaces across the estate.

The development of the 39 acre Kildean Business Park aspires to work towards delivering a greener future, incorporating sustainability and environmentally focused design features into the masterplan. The development will comprise of offices, retail, leisure and hotel offerings, supporting around 3900 employees. The business park is located off the M9 motorway and is located between Scotland’s two international airports at Edinburgh and Glasgow.

The specification 

The roof specification for the M&G Building required a flexible design, whilst considering the aesthetic finish of the building to complement the surrounding landscape. With sustainability as one of the core principles for Kildean Business Park, the client objective was to achieve Building Research Establishment Environmental Assessment Method (BREEAM) rating of ‘Excellent’. BREEAM is an established method of assessing, rating and certifying systems for a sustainable built environment. Bauder’s Area Technical Manager attended several design meetings to ensure the specification of the roof achieved the project brief.

Bauder’s Thermofol PVC Single Ply waterproofing system was specified to deliver a durable solution that provides an aesthetically pleasing finish. The membrane was chosen due to is lightweight characteristics, weighing around 2-3kg per m2, and is an ideal waterproofing when considering the speed of installation. To meet the requirements for a flexible design, Bauder’s Hot Melt structural waterproofing system was specified for the plant area situated in the central area of the roof.

Considering the requirement for enhanced insulation values, BauderPIR FA G16 tapered insulation was specified to achieve a U-Value of 0.11 to maximise efficiency.

BauderTHERMOFOL U 15 FR:

This single ply membrane is lightweight and has a high-grade virgin polymer formulation.

Bakor 790-11:

A hot applied, rubberised bitumen formulated to provide a monolithic fully bonded roofing and waterproofing membrane.

Project challenges

A detailed design for the tapered insulation was created taking into account the location of the outlets, whilst ensuring the perimeter was kept as slim as possible considering the clients’ edge detail.

Bauder also modified the membrane colour due to external factors, to ensure that the waterproofing was delivered on time so that it could be installed to meet the project deadline, without affecting other parties involved.

Due to two waterproofing systems being specified on different areas of the roof, the installation required accuracy and precision to ensure the hot melt structural waterproofing system on the central plant area of the roof did not touch the single ply waterproofing on the external roof area.

The result

Working closely with all stakeholders in the delivery of the new development, the finished project successfully delivers a watertight roof with an aesthetically pleasing finish to complement the modern building. The office is now home to M&G PLC, creating a contemporary work environment for the savings and investment firm. The building contributes to the series of planned developments in Stirling’s new business park.
