Maidenhill Primary School Case Study

Maidenhill Primary School is a brand new, one of a kind establishment located in Newton Mearns, Glasgow, where a total of five Bauder systems were installed including a lightweight green roof and our innovative, penetration free photovoltaic solution. The 2,385m² roof required a range of highly skilled contractors to create a seamless, high quality variety of roofing areas. The finished project has created an incredibly environmentally friendly setting for its students and teachers.


The brief

The client was looking for high quality, long lasting roofing systems. Sustainability and acoustic performance were identified as key factors in the design of the roof, and the client also required a single source supplier that could provide a guarantee for both products and workmanship. The client wanted to ensure a consistent level of quality with design and performance in mind, was kept across the number of roof areas. Bauder’s wide variety of systems and products meant we could meet all the sustainability objectives, and with our network of approved contractors carrying out the installation, we could offer a comprehensive guarantee.

Why Bauder?

Having worked with Bauder on the prestigious St James Shopping Centre in Edinburgh the client, BDP Architects, were aware of Bauder’s high quality products which include a guarantee the client knew they could rely on. Our flexibility meant that varying Bauder systems could be used on a total of five different roof areas. The architect found the ability to be able to discuss any challenges of any roof area with one point of contact particularly helpful.
 

Systems installed

1800m² of Bauder’s Single Ply Thermofol PVC System was installed onto the lower roof of the project, along with our photovoltaic solution, BauderSOLAR. Thermofol is a lightweight, fast track and cost-effective waterproofing solution that is resilient to the natural elements. It is flexible with a high tensile strength that is easy to install and weld and was also a perfect base for the photovoltaic solution installed above it.

BauderSOLAR was specified to deliver an efficient energy generation solution. The mounting units were secured to the roof using a membrane-to-membrane welding technique at a 12° angle for maximum energy generation on the Single Ply Thermofol PVC System. This installation method means that the roof was not compromised by penetrations for fixings nor is it ballasted, which would add significant weight loading to the roof.

To meet the client’s requirements for a high-quality, long lasting waterproofing system, our first-class bitumen waterproofing, Bauder Total Roof System (BTRS), was installed to the plant decks and art terrace roofs. This heavy duty and robust system has a service life in excess of 35 years. 400m² of Bauder Total Green Roof System (BTGRS) was also fitted to the lantern roof which incorporates our Plant-E cap sheet that has been tested by the FLL to ensure long-term root resistance, which is suitable for all Bauder green roof applications including the SB Sedum Blanket installed on this project.

Lastly, Bauder’s lightweight SB Sedum Blanket with Extensive Substrate was fitted on top of the BTGRS system. The sedum species in the blanket are selected specially to thrive in the demanding environment of green roofs. The mix gives a range of both sun loving and shade tolerant species so that the species best suited to the location of Maidenhill Primary School and its roof orientation will become prominent and surpass those that find the conditions less favourable. Typically, this mix includes 10-14 sedum species with some Saxifraga for early spring flowering to support pollinators. The SB Sedum Blanket is drought and wind hardy, perfect for the blusterous weather conditions of Glasgow, is low maintenance, and is a great way to give back to the environment and reduce the buildings cardon footprint.
 

Challenges and considerations

The roofing works began during the winter of 2018, and so the membranes used were those that could be installed successfully in cold weather. Located high upon the edge of Glasgow, the site was incredibly prone to wind, and so wind calculations were extremely important on this project to ensure materials could be lifted onto the roof and, most importantly, that operatives could work safely each day. Bauder had to work closely with the roofing contractor and amend deliveries and plans at short notice.  The wind was monitored daily by BAM Construction and Procladd to ensure safe working and was a particular challenge for the operatives, having to work in such harsh conditions whilst remaining focused to guarantee the installation was of a high standard throughout. The potential impact of wind also dictated the specification of the green roof with Bauder recommending a heavier substrate sedum blanket system over a 40mm drainage boards and 80mm of Bauder supplied substrate. We also recommended larger rolls of sedum blanket to make to make the vegetation as heavy as possible.

There were some awkward details to complete where the single ply Thermofol membrane joined the BTRS roof areas which were planned in advance between the design team at BDP Architects, Procladd and Bauder to ensure a separation of the two non-compatible membranes.  Demanding door and window threshold details also had to be overcome which required regular meetings and discussions with Procladd site management and Bauder site technician, Francis Murray.
 

The project

Maidenhill Primary School is one of the largest photovoltaic projects Bauder has produced in Scotland, with 360m² of BauderSOLAR PV solution having been installed on top of our Single Ply Thermofol PVC waterproofing system. This project was unique due to the wide range of materials used over a variety of roofing areas, each with different requirements.

The acoustic needs for the roof was an important factor for the client, and so Bauder created a unique combination of our acoustic insulation, BauderROCK, along with our BauderPIR FA insulation to achieve the required thermal performance and U-value of 0.15W/m²K, falls in the roof, and to meet the auditory requirements on the lower roof area.

The roof was given a full comprehensive guarantee in August 2019, and its doors opened to new students shortly afterwards.


Applied products

Bauder Single Ply Thermofol PVC System – Lower Roof, 1800m²

The Thermofol PVC system has a high-grade virgin polymer formulation that is suitable for either refurbishment or new build projects like Maidenhill Primary School.

1 Theromfol U18 blue grey Bauder Thermofol U18 Membrane is a 1.8mm gauge polyester reinforced Poly Vinyl Chloride membrane (PVC). The product is highly flexible due to the incorporation of internal plasticizers during the manufacturing process. This combination of materials gives high tensile strength, good thermal stability, chemical resistance and flexibility which was beneficial for the harsh weather conditions of Glasgow.
2 BauderROCK insulation, 150mm
   







Bauder PIR FA Insulation, 60mm
150mm thick BauderROCK insulation was specified which is a dual density mineral wool insulation board with a multi-purpose facing applied to the top surface to allow waterproofing membranes to be mechanically fixed, torch-applied or adhered. The dual density composition provides a good compressive strength, whilst keeping the overall weight to a minimum. The product is non-combustible with superior acoustic performance which met the acoustic requirements.

60mm thick Bauder PIR FA insulation was also installed which is an extremely efficient PIR insulation board with aluminium foil facing on both sides and rebated edges to remove a thermal bridge, specially developed for use with Bauder single ply systems. Together, BauderROCK and BauderPIR FA helped meet the U value of 0.15W/m²K.
3 DB100 air and vapour barrier DB100 is a polyethylene air and vapour control layer installed by loose laying, suitable for Thermofol mechanically fastened and ballasted single ply systems.


Bauder Total Roof System (BTRS) – Plant Decks, 120m2, and Art Terrace, 65m²

BTRS has fire classification BROOF(t4) and is verified by the BBA as ‘unrestricted’ and is therefore suitable for use on any part of the roof, and also offers an outstanding guarantee package.

1 K5K capping sheet in charcoal grey K5K is a top quality, heavy duty, torch-applied SBS elastomeric bitumen capping sheet. The product features a spunbond polyester reinforcement to allow the finished product to cope with structural movement without fracture, and a mineral finish to provide protection against UV degradation.
2 KSA DUO underlayer KSA DUO is a technically advanced self-adhesive SBS elastomeric bitumen underlayer with “DUO” lap technology to ensure thorough sealing of lap joints, even in lower temperatures, which was beneficial for Maidenhill Primary School with installation taking place during the winter. The product features a glass lattice reinforcement for strength and stability, and benefits from cleaner, safer and faster installation than traditional torch-applied membranes.
3 Plant Deck: PIR FA-TE insulation, 140mm





   Art Terrace: PIR FA-TE insulation, 30mm   
   VIP insulation, 60mm
140mm thick BauderPIR FA-TE insulation was used on the plant deck roof area to help meet its U-value of 0.15W/m²K. This particular insulation is an extremely efficient PIR insulation board with aluminium foil facing on both sides. The top facing features a printed grid pattern to aid site cutting. It is lightweight and has zero ozone depletion potential.

30mm thick BauderPIR FA-TE insulation was also used on the art terrace roof area, along with 60mm thick BauderVIP insulation which is a vacuum insulation panel that is specially designed to provide high thermal performance in areas with limited height. Together, these two different types of insulation met the U-value of 0.14W/m²K for the art terrace.
4 VB4-Expal vapour barrier VB4-Expal is a robust, torch-applied, SBS elastomeric bitumen air & vapour control layer, featuring a tear resistant aluminium foil lining for vapour impermeability. Once installed, the product provides a temporary waterproofing layer, allowing internal works to be carried out immediately.


Bauder Total Green Roof System - Lantern Roof, 400m²

BTGRS is our superior performance SBS modified elastomeric waterproofing system based upon our renowned Bauder Total Roof System (BTRS) and incorporating Bauder Plant-E capping sheet. The system provides unrivalled reliability, performance and durability.

1 Plant-E capping sheet Plane-E is a top quality, heavy duty, torch-applied, SBS elastomeric bitumen capping sheet. The product features chemically treated bitumen to deliver superior root resistance which has been tested and approved by the FLL. The membrane is reinforced with 250g/m² spunbond polyester fleece to allow the finished product to cope with structural movement without fracture.

3 PIR FA-TE insulation, 140mm 140mm thick BauderPIR FA-TE insulation was used on the lantern roof area to help meet its U-value of 0.15W/m²K. It is an efficient PIR insulation board with aluminium foil facing on both sides. The top facing features a printed grid pattern to aid site cutting. It is lightweight and has zero ozone depletion potential.
4  DS1 DUO air and vapour control layer DS1 DUO is a technically advanced self-adhesive SBS elastomeric bitumen air & vapour control layer with patented “DUO” lap technology to ensure thorough sealing of lap joints, even in lower temperatures. The product also features thermally activated bitumen stripes on its top surface to provide the bonding compound for the insulation boards.


SB Sedum Blanket with Extensive Substrate - Lantern Roof, 400m² Bauder’s

SB Sedum Blanket is quick and easy to install, low maintenance, and also increases the life expectancy of the waterproofing system below it, adding an extra layer of protection.

1 SB sedum blanket Bauder SB Substrate Sedum Blanket is a mature vegetation blanket, sown with a broad variety of sedums. It is intended for application directly over Bauder FLL compliant, extensive substrate as the underlying growing medium.
2 Extensive substrate Extensive substrate provides a free draining, growing medium for green roof systems. It’s lightweight and is designed for most vegetation. Additionally, it provides aeration qualities with some inherent water retention to help with storm water management.
3 Filter fleece Bauder’s Filter fleece is designed to separate and contain Bauder substrates from the drainage element of the green roof system. It prevents fine material from being washed out of the substrate layer.
4 DSE 40 drainage and water retention layer DSE 40 is laid onto the completed waterproofing to provide continuous drainage within hard and soft landscaping. It is primarily used where the load is moderate to high, such as extensive and intensive green roofs.
5 FSM 600 protection mat FSM 600 is a heavy duty protection layer made from polyester and polypropylene fibres. It is laid on the completed waterproofing, in this case BTGRS, to protect the completed waterproofing from mechanical damage.
