Synopsis

Montgomerie Park Primary School represents a landmark development for North Ayrshire Council, commissioned as part of the authority’s Community Wealth Building agenda. As the region’s first Passivhaus primary school, the project includes both a primary learning facility and an early learning facility, designed to provide low energy and future proof educational spaces for the local community.

Built to Passivhaus Classic standard, the new school is designed to use 60–80% less energy than a typical school building, delivering significant carbon reductions and long term savings in operational costs. Achieving Passivhaus certification requires precise detailing, rigorous quality control, and close collaboration across the entire design and construction team. This project was no exception, with stringent requirements around daylighting, airtightness, and thermal continuity guiding every decision.

The roofing design, incorporating Bauder Total Roof System (BTRS) with integrated Bauder PV, required particularly careful coordination. During the design stage, numerous technical challenges were addressed collaboratively to ensure the roofing buildup could meet Passivhaus tolerances – especially relating to insulation gaps, junction detailing, and structural interfaces. Insulation was installed in multiple layers to minimise gaps, with each board cut as accurately as possible to maintain tight tolerances. This level of precision was essential, as even small imperfections can compromise Passivhaus performance.

Where the angle of the roof met the upstand, insulation boards were carefully cut to match the 91.5 degree internal angles. Each installed section of insulation was thoroughly checked and signed off before being covered with the BauderTEC KSA DUO underlay, ensuring full compliance before progressing.

Thanks to careful coordination and attention to detail throughout, the team delivered a highly successful Passivhaus school that meets the council’s ambitions and provides a modern, energy efficient environment for pupils.
