Synopsis

The Watling Avenue Tesco Express development involved the construction of a new-build unit within a busy shopping frontage in Burnt Oak. The roof design required a robust, low-maintenance system capable of meeting both performance and architectural objectives. Key requirements included effective insulation, fire compliance, reliable drainage, and provision for safe long-term maintenance access.

The specification

The roof was specified using the Bauder Thermofol U15 V FR fully adhered single ply membrane, selected for its durability and fire performance.

The system was installed over a tapered insulation scheme designed to create effective falls to internal gutters and minimise the risk of standing water. A 140mm rigid insulation build-up was applied across both roof areas, achieving a U-value of 0.15.

The sloping roof areas were formed using a Bauder single ply system, allowing the roof to be delivered as one continuous solution across both flat and pitched sections while maintaining the required visual finish.

A mansafe system was incorporated to allow safe future access for maintenance after handover.

Project challenges

The works required careful setting out from the outset, particularly where the roof changed angle and alignment needed to remain consistent across the sloping elevations. This involved repeated measuring and checking during installation to maintain accuracy and a uniform finish.

Achieving a consistent appearance across the sloping areas presented a key challenge, particularly where alignment had to carry through changes in pitch. This was addressed through precise set out and continual verification throughout the installation.

Forming the concealed perimeter gutter detail was another critical element. The design needed to remain visually discreet while ensuring reliable waterproofing. This was achieved through accurate detailing, careful installation, and the use of Bauder trims to deliver a neat, watertight finish.

Coordination with the supporting structure was also essential, as correct levels and finishes had to be achieved before roofing works could begin. Early discussions ensured that setting-out requirements were met and the roof build-up could be installed as intended.

The result

The completed Bauder roofing system provides a durable, fully integrated waterproofing solution that meets the project’s performance requirements. Effective falls ensure reliable drainage, while the insulation build-up delivers consistent thermal performance across the roof.

Careful setting out and precise installation have resulted in a clean, consistent finish across both flat and sloping areas, with particular attention given to the accuracy of detailing throughout. The standard of workmanship achieved on the project was recognised through its shortlisting in the SPRA Awards 2026 in the Best Detailing category.
