Synopsis
The project is a new build residential development comprising 80 contemporary flats, arranged within a single, linked structure that steps down in height from six storeys to five and then four. This tiered design responds sensitively to the surroundings and adds architectural interest to the site.
The total roof size is 1,693 m², accommodating key sustainability features such as a single-ply roofing system, a biosolar green roof system and integrated solar panels, demonstrating a strong commitment to energy efficiency and environmentally responsible construction. The PV systems are expected to generate 57.1 MWh of energy annually, with carbon savings for the project estimated at 11.8 tonnes of carbon dioxide equivalent (tCO₂e) per annum. In addition, the green roof contributes to urban sustainability aims, such as encouraging biodiversity, supporting rainwater attenuation, and helping to create a cooler microclimate.
The development was commissioned to meet the increasing local demand for high-quality, sustainable housing. It offers a range of living options to suit diverse lifestyles, contributing positively to the community and setting a benchmark for future residential projects in the area.

The specification
The single ply roofing system was selected for its flexibility and suitability for complex roof configurations. It met all performance specification requirements, offering a proven, long-term waterproofing solution that could be efficiently installed across the stepped building design.
In addition to its relative ease of installation, the system combines performance with the ability to help meet energy efficiency targets, particularly when combined with solar panels and green roof areas. Its low-maintenance nature further supports long-term cost savings and operational efficiency.
Alternative flat roof waterproofing systems were considered but did not offer the same balance of performance, sustainability potential and price-efficiency. Single ply roofing provides a tested, future-ready solution to meet the demands of this modern residential development.
Project challenges
Despite limited detail at the tender stage, the project’s success was driven by close collaboration between experienced contractors, manufacturers and the client. Open communication and a shared commitment to environmental goals enabled the team to overcome technical complexities and deliver a solution focused on long-term sustainability and performance.

Lawrence Road is a standout example of sustainability-focused roofing in practice, delivering a wide range of environmentally conscious solutions on a large and complex development, with environmental considerations central to the project. The roofing design integrates single ply systems, liquid applied areas, insulated warm roofs, cold roofs and extensive green roofs; each chosen for their performance, longevity and contribution to environmental targets.
A key highlight is the use of two distinct BauderSOLAR systems: one with welded PV feet (removing the need for ballast or mechanical penetrations), the other a biosolar PV system that utilises the green roof substrate as ballast.
This combination maximises energy generation, with the PV systems alone expected to generate 57.1 MWh of energy annually (equivalent to the average energy usage of 21 UK households) but also ensures compatibility with different roof build-ups without compromising waterproofing integrity. This contributes to an estimated carbon saving of 11.8 tonnes of carbon dioxide equivalent (tCO₂e) per annum.
The green roofs, incorporating seed mix, encourage biodiversity, support rainwater attenuation, and help create a cooler microclimate, contributing to urban sustainability goals. They also play a dual role in the biosolar system: acting as a natural ballast to weigh down the PV array (eliminating the need for roof penetrations), and protecting the membrane from UV damage, thereby extending the roof system’s lifespan.
As winner of the SPRA Sustainability Award, the Lawrence Road project sets a benchmark for how modern roofing can support carbon reduction, enhance biodiversity and deliver real energy savings.
