Synopsis
Bauder is proud to play a key role in the energy efficiency improvements at Lewisham Park Towers, a large-scale roof refurbishment project in London, delivered in partnership with L&Q and Axis. This transformative initiative encompasses three high-rise buildings that house 204 residential units and addresses long-standing roof issues such as leaks and poor insulation.
At the heart of this flat roof refurbishments is the installation of BauderECO FF insulation. This innovative, environmentally focused solution is manufactured from 80% biomass-balanced raw materials, allowing Bauder’s client L&Q to make considerable carbon savings in line with the City of London Corporation’s wider aim of achieving net zero by 2040.
In addition, BauderECO FF enhances the buildings’ thermal performance, ensuring long-term benefits for residents through reduced heating and cooling costs.
This initiative, partially funded by the Social Housing Decarbonisation Fund, reflects Bauder’s commitment to energy-efficient and sustainability-focused housing solutions. Together, Bauder, L&Q and Axis are committed to fostering a more socially and environmentally sustainable future.

The specification
In partnership with Axis and L&Q, the original specification was revised from BTRS tapered insulation to BauderECO FF to align with L&Q’s sustainability goals whilst improving the thermal efficiency of the building. This marks a milestone as the first installation of BauderECO FF in London.
The project’s objectives included upgrading the waterproofing to comply with BS6229 and Part L regulations, achieving carbon savings using an innovative insulation solution. A full installation was carried out, which involved stripping to the deck and applying the Bauder BTRS system with ECO FF insulation.
BauderECO FF and carbon reduction
At the heart of the refurbishment is the pioneering use of BauderECO FF, a rigid thermoset polyisocyanurate (PIR) insulation board. The product was key in achieving the Lewisham Park Towers project’s aims of making the buildings more energy-efficient and delivering direct benefits to residents, such as warmer homes, lower energy bills, and lower maintenance requirements.
Up to 80% less embodied carbon
In producing BauderECO FF, Bauder adopts the biomass balance approach. Approximately 80% of raw material feedstock is sourced from processed renewable biomass and renewable inorganic raw materials, replacing derivatives obtained from fossil sources, thereby reducing embodied CO2. The biomass-balanced raw materials combine with recycled milling and sawing dust from PIR, coupled with other raw materials, to form the insulating core of BauderECO FF.
This process and the volume of biomass inputs, and their outputs, is independently verified and certified in accordance with the REDcert² standard.
A more responsible purchasing decision
At a time when organisations are held increasingly accountable for their greenhouse gas emissions, selecting BauderECO FF over traditional PIR insulation represents a more environmentally focused purchasing decision and a commitment to reducing carbon emissions.
As Bradley Green, Head of Delivery at L&Q, says:
“L&Q is committed to help mitigate climate change by reducing our carbon emissions. Partnering with Bauder and their innovative biomass-based ECO FF insulation, we (reduced) our carbon and construction impact, using resources more efficiently and supporting a transition away from fossil fuels.”
As a direct result of following Bauder’s advice to incorporate BauderECO FF instead of a traditionally manufactured PIR insulation product, L&Q achieved carbon reductions of 10.96 tCO2e. This figure represents a reduction equivalent to the carbon emissions from approximately 18,000 air miles (or a commercial return flight from London to Syndey).
In addition to this step toward a net zero London, BauderECO FF increases the buildings’ thermal efficiency. In turn, this creates positive, enduring social sustainability outcomes such as reduced heating and cooling costs for the residents of Lewisham Park Towers and a reduced carbon footprint.

The project was executed by Bauder-approved roofing contractor, Russell Trew Ltd, ensuring a smooth installation process with no reported challenges.
