Synopsis
This project involved the full refurbishment of the roof on a multi unit residential block in Bridgwater, where the original warm roof had deteriorated over time and was causing ongoing issues such as wind damage and water ingress. To fully understand the extent of the problems, Bauder carried out a detailed roof survey and produced a comprehensive report including wind load calculations and a condensation risk analysis. These investigations confirmed that the existing bituminous warm roof had saturated and degraded insulation, requiring a complete replacement of the roof build up.
As the works were taking place directly above occupied flats, resident safety was a priority, and the project brief required a flame free installation. Bauder therefore specified the LiquiTop 3 Coat PU system, a cold applied waterproofing solution suitable for safe installation without hot works. The refurbishment included a new structural deck and a bespoke tapered insulation scheme designed to improve thermal performance and ensure efficient drainage. The tapered design created falls to guide water to six upgraded internal rainwater outlets. All edge kerbs were raised to accommodate the increased insulation thickness, with new fascia boards and Bauder SVP covers installed to complete the detailing.
Because the works required the full replacement of the deck above occupied homes, careful sequencing was essential. Only the roof areas that could be reinstated the same day were stripped, and a new Air & Vapour Control Layer (AVCL) was installed immediately after each section was re decked to ensure the building remained watertight overnight. Although a temporary roof was provided, the exposed nature of the site meant the installation could not rely on it as the primary protection. Site logistics, resident liaison and welfare provision were coordinated within the constraints of a tight site.
