The Cairn Distillery

Synopsis

The Cairn Distillery Visitor Centre was created to inspire visitors and future generations, pairing the craft of whisky making with the dramatic landscapes of the Scottish Highlands. Situated within the Cairngorms, the project required a roofing solution that was visually sympathetic, durable, and supportive of the surrounding natural environment.

To achieve this, the BauderGREEN XF 301 system was chosen for the main green roof areas. XF 301 is a lightweight, ready‑grown sedum blanket designed to provide instant greenery and encourage biodiversity. Because it includes its own built‑in moisture layer, it can be installed quickly and requires minimal additional build‑up, making it ideal for roofs where weight and simplicity are important. The blanket contains a variety of sedum species, offering year‑round visual interest while supporting pollinators. 

For smaller or more intricate zones, the Bauder Thermofol PVC system offered a practical and visually clean alternative. Thermofol is a flexible single‑ply membrane designed for long‑term waterproofing, with the ability to integrate seamlessly with green roof areas. Its suitability for lightweight construction and compatibility with extensive green roofs made it a strong fit for the varied roof types across the project.

Together, these systems provided a harmonious blend of aesthetics, environmental benefit, and durability, —perfectly complementing the natural beauty of the Cairngorms while supporting the long‑term sustainability of the visitor centre.
