Old Brewery Quarter

Synopsis

The Old Brewery is a mixed use residential development in Southville, Bristol, transforming the historic Ashton Gate Brewery site into 107 new homes with integrated commercial space.  

Bauder’s roofing package centred on a Bauderflex reinforced bitumen membrane system installed across the main roof and terraces, designed with tapered insulation throughout. The Bauderflex system was chosen for its robust performance, suitability for terraces and balconies, and its ability to support roof mounted PV. The system also met the project requirement for a BROOF(t4) fire classification.

The tapered insulation design significantly reduced structural loading compared with traditional screed and allowed falls to be created more efficiently. However, the geometry of the building introduced several design challenges, particularly around penetration detailing and shaping the tapered scheme to the varying roof plans. These were resolved through close collaboration and supported by frequent fast turnaround drawings and regular site inspections.

Bauder provided a full 20 year Product and Workmanship Guarantee, underpinned by consistent site monitoring and coordination with the installing contractor, Span Roofing.

The Old Brewery was recognised for excellence, winning Best Residential Development at the Bristol Property Awards 2024 and receiving Highly Commended for Best New Development in the South at the First Time Buyer Magazine Readers’ Awards.
